Types of Transactions we may consider working on to source, pre-qualify and close( based on investors final approval of package and project;

  • Cash Out Need from equity in Commercial Real Estate property or Portfolio( Bulk bridge loan ( from 1-3 years) or long term refinance note from 5-10 year terms and up to 30 Year Amortization

Do you have a project that requires cash out refinance so your team can put that equity to work  grow or expand?

  • Bridge Loans available by private capital source that can lend from 50% up to 65% LTV (some up to 80% LTV) of an income producing asset that has enough equity to conduct a loan to refinance existing debt and allow cash out based on the “AS IS Value”.
  • 2nd Mortgages can be executed up to 75% CLTV ( combined loan to value) on Income producing assets with viable exit strategy within 1-3 years. Cross Collateral is allowed with pledging other properties to increase the LTV and reduce lender risk. These loans typically take from 3-4 weeks to process and close from conditional loan approval. Rates from 8.50%-12%, Interest Only. Rates may fluctuate with the financial markets and overall risk determined by Lender.
  • Package: Once the package is received will set up Agreement of terms of what the clients objectives are and timing and potential opportunities that may be available.
  • We will attain a working agreement with client to proceed with Lender introductions and timing in order to attain the right financing the client is requesting.
  • Rates contingent of borrower background and financial ability , the property valuation and exit term and strategy that is feasible.

Preferred Equity, Mezzanine financing and subordinate debt finance:

Serving real estate owners that have 1st mortgages restricting cash out refinances. This is common in loans through high prepayment penalties yield maintenance, and defeasance such as Commercial Bank loans, Fannie/ Freddie Mac Loans and CMBS loans.

We arrange owners to receive capital they need while maintaining majority ownership and control of their property. We offer previous equity to be recapitalized for Sponsors that sell an ownership share in existing properties.

Our Investors invest in stabilized properties and cash flowing real estate partnerships.

Finance Program

  • Security: Equity Interest or Subordinate Debt – note that many Multifamily assets do not allow a 2nd mortgage however a partnership interest may be capitalized to exist other investors in LLC or create liquidity event for operating Partners.

Case Study

To help the owner of a 77,000 SF office building monetize their equity without putting their CMBS or Bank Loan into a default. ECF1 arranges LP to acquire a non- controlling equity interest for $2.25 Million. The property was 100% occupied and encumbered with CMBS debt. Despite being low leveraged, the mortgage restricted cash-out refinance until loan maturity, which was not for another 5 years. This left the owner with a lot of equity but few ways to monetize it. In less than 35 days and in full compliance with the mortgage, our LP’s invested $2.25 Million, providing them with working capital they needed. The recapitalization included a repurchase option which allows the property owner to buy back interest from LP at any time; at a predetermined repurchase price.

Loan Process:

Step 1: Initial call to discuss your scenario

If the deal initial sounds like it may qualify then our underwriter’s reviews information on both the investment property and the partnership to use in conjunction with industry standard valuation formulas to determine an accurate fair market value of the investment. Our underwriters will work with investors of any source that fully understand the investments strengths and weaknesses and underwrites the right structure.

Standard Documentation to submit: Operating or Partnership Agreement, YTD P&L, 2 Years of Tax Returns, and a Balance Sheet, 3 Years of K-1’s, Copy of Mortgage, Rent Roll.

Step 2: We have streamlined the sales process of fractional interest in commercial real estate partnerships to be completed in as little as one week. Once we have receipt of the requested documents for review, a purchase price is typically presented in only a matter of days. Upon owners’ acceptance of the purchase price, the deal is documented and closed. Funds will be wired directly in to the sellers’ bank account for immediate use. In cases where your co-investors have a first right of refusal, the sales process may take additional time.
